Woodlander Management Ltd (WML) is a not for profit residents management company.

WML was incorporated in April-2001 (company number 04192196) to manage the freehold to Greenwood House – Charlton Down. WML purchased the freehold around October-2006.

WML is owned exclusively, via shares, by the 56 leasehold flat owners. All leaseholders own at least one share paid up share. WML has an allotment of 110,000 £1 shares, which are allotted proportionally (by number of bedrooms) to the 56 leaseholders. Those leaseholders who have fully paid up for their full share allotment are no longer charged ground rent.

WML is run by a board of unpaid volunteer directors, elected by the freehold share owners each year, to manage the maintenance and upkeep of Greenwood House.

The Board of Directors prioritise matters relating to corporate governance, including statutory and lease compliance. A high priority is placed on matters impacting health & safety. Within this framework, the board tackle maintenance issues and repairs and prioritise those tasks that are likely to impact on the structure and longevity of the building itself. Being ever mindful of the restrictions faced, as Greenwood House is designated a building “of historical interest” and located within the Charlton Down conservation area and the planning restrictions that come with that.

The team at TempleHill are the board’s managing agents, which means they manage the day-to-day activities of WLM and execute the decisions made by the board. Contrary to popular belief, they do not set policy, nor decide on budget allocations, nor do they set the priorities of projects but may contribute to such discussions given their experience. Final decisions are taken by the board and enacted by the TempleHill team.
